Inspections of your Home Are Important
I am not a licensed home inspector, but I can point out things on your home to save you money.
Here are some things I have seen and learned to look for:
Unpainted Wood
This beam protruding under the roof has not been painted since the home was built over 12 years ago. It needs: sanded, primed and covered with metal flashing of matching color.
Missing or Damaged Shingles
Damaged or Failing Chimney
Worn or Cracked Rubber Vent Boots
Holes Under Dormer Eaves
Holes in Roofs from Satellite Dishes
Mildew and Algae on Siding
Mildew and algae on your siding are usually caused by excessive moisture and/or insufficient airflow around the house. It's important to keep shrubs and plants at least four feet away from the siding. Vining plants can cause damage to siding and tear off gutters. Trees and their branches should be kept at least 10 feet away from the house and should not extend over the roof. Their branches may cause more problems than their summer shade provides benefits.
Worn or Damaged Roof Ridge Cap
Improperly Sloped Gutters
Gutters that slope away from downspouts will pool water and if they are steel, they may rust out sooner. If you can look up through the gutter and see daylight, it's time for new gutters with a proper slope towards the downspout.
Missing Dripcap or Gutter Flashing
Missing dripcap can cause dirty roof water to get inbetween the gutter and the fascia (if your roof edge has a fascia) and cause the fascia to rot and the water to drip below the gutter. The solution is to install some dripcap.
Overhanging Branches and Dangerous Trees
This tree fell away from the apartment units because the branches over the roof had been removed. Keeping trees pruned properly shifts top weight away from dwellings.
